The Housing Australia Future Fund (HAFF) is a $10 billion investment fund established by the Australian Government to deliver social and affordable housing. Returns from the fund are used to finance new social and affordable housing construction, with a target of 30,000 new homes over five years.

The Housing Australia Future Fund Act 2023 established a $10 billion investment fund managed by the Future Fund Board of Guardians. Investment returns from the fund — targeted at $500 million per year — are directed to Housing Australia to finance new social and affordable housing construction.

The HAFF targets delivery of: - 20,000 new social housing properties over five years - 10,000 new affordable housing properties over five years - A minimum of 4,000 homes for women and children fleeing domestic violence, and older women at risk of homelessness

Housing Australia administers the HAFF and works with community housing providers, state and territory governments, and the private sector to deliver funded projects.

The HAFF represents a significant pipeline of social and affordable housing construction — a project type where prefabrication, modular construction, and integrated procurement and supply chain management can deliver meaningful cost and programme benefits.

Relevance to Building Solution Australia

Social and affordable housing is a key project type for Building Solution Australia's construction and manufacturing capability. The HAFF creates a pipeline of government-backed housing projects where industrialised construction methods can deliver cost and programme advantages.
