What is a granny flat? A granny flat (also called a secondary dwelling or backyard home) is a self-contained dwelling built on the same lot as a principal residence. It is single-storey, low-rise, and positioned in the backyard or side yard of a residential property. Granny flats do not include garages as standard — parking is managed on the principal lot. In NSW, secondary dwellings up to 60m² may be approved as complying development under the Housing SEPP on lots over 450m². Requirements vary by state and council.
